Landlord & Tenant Fees

Letting fee: One month’s rent (incl VAT)
Includes:

  • Free preparation of inventory
  • Collect and remit initial month’s rent received
  • Agree collection if any shortfall and payment method
  • Provide tenant with method of payment
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
  • Agree market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents.
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Advise on non-resident tax status and HMRC (if relevant)
  • Collect and remit initial month’s rent received

Fully managed: 12% of rent (incl VAT)
Includes:

  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears action
  • Deduct commission and other works
  • Undertake periodic inspection visits and notify the landlord of the outcome
  • Arrange routine repairs and instruct approved contractors
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with NRL8 (if relevant)
  • SafetyLet rent and legal expenses warranty

Additional non-optional fees and charges (irrespective of level of service)

Deposit registration fee: £included in fully managed only

 

  • Register landlord details and protect the security deposit with a Government authorised scheme
  • Provide tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

 

Additional property visits: £included in fully managed only

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

 

Submission of non-resident landlords receipts to HMRC: £included in fully managed only

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC

 

Arrangement fee for works over £_: £by negotiation % of net cost, plus VAT

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works

 

Arrangement fee for refurbishments over £_: £by negotiation % of net cost, plus VAT

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works
  • Obtaining more than two contractors’ quotes £included, if required (inc VAT) per quote

 

Rent Review Fee: £included in fully managed only

  • Review rent in accordance with current prevailing market conditions and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve section 13 notice if tenancy is on a rolling monthly basis

 

Renewal fee (landlord’s share) 35% of one month’s rent (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy agreement

 

Checkout fee (landlord’s share) £included in fully managed only

  • Agree with tenant checkout date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs/replacement/cost of any broken or missing items

 

Court attendance: £75 (inc VAT) per hour

BEFORE YOU MOVE IN

 

Referencing fee: £150 (inc VAT) per tenant

  • Referencing the tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy agreement

 

Tenancy agreement fee: £60 (inc VAT) per property

  • Tenant’s contribution towards preparation of tenancy agreement

 

Guarantor fee: £0 (inc VAT) per guarantor (if required)

  • Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement

  

 

Permitted occupier fee: £_ per permitted occupier

  • Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as provision of documentary guidance and assistance during the tenancy


Pet deposit: Returnable additional Security Deposit of £0 (unless requested by landlord)

  • To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy


DURING YOUR TENANCY

 

 

Amendment fee: £60 (inc VAT)

  • Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

 

 

Renewal fee (tenant’s share): £60 (inc VAT)

  • Contract negotiation, amending terms and arranging a further tenancy agreement

 

ENDING YOUR TENANCY

 

Check out fee (tenant’s share) £0 (inc VAT)

  • Attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security Deposit(s)

 

 

Future Landlord Reference Fee: £0 (inc VAT) per reference request

  • Collating information and preparing a reference for a future landlord or letting agent

 

 

OTHER FEES AND CHARGES

 

 Lost Security Items: £0 (inc VAT) plus item cost

Obtaining necessary permissions, sourcing providers and travel costs
Out of Hours Services: £0 per hour (inc VAT) plus any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate


Unpaid Rent/Returned Payments: Interest at 8% above Bank of England Base Rate from date due
